  • You want a hands-on role. Somos is built to be fully passive. If you want to be involved in daily decisions, this isn’t the fit.

Already Listed

If your property is already up and running but not performing the way you want, we start with a full audit. We look at your analytics, your reviews, your listing quality, your pricing history, and how you rank in the search results on each platform. Then we tell you exactly what’s holding you back.

Sometimes it’s operational. Sometimes it’s the design. Sometimes it’s pricing. Usually it’s a combination. We build a plan around what your specific property actually needs.

Then we take over and run it for you.

Ongoing Management

Once your property is live, we handle everything. You get a report and a check by the fifteenth of every month. That’s the relationship.

  • Listing performance and search ranking across all platforms
  • Listing health reports showing how your property ranks and compares to similar properties in your market

Most owners only ever see what their property earns. We show you more than that. Every month you get a clear picture of how your listing is performing on each platform, how it ranks in search, how it compares to similar properties nearby, and where there’s room to improve. That data drives every decision we make on your behalf.

Flexible Rental Options

Short-term rental isn’t the right fit for every property or every market. If your property has restrictions, or if a different rental structure makes more sense for your situation, we’ll talk through the options with you. Some properties do better on a 30-day rental model. We can help you figure out what makes the most sense and manage it accordingly.

What’s Not Included

We want you to go in with clear expectations.

Utilities are paid by the owner. Permits are typically in the owner’s name and will need to be renewed annually. We’ll remind you when those are coming up. Major repairs are rare, but when they happen we communicate with you directly and get it handled. We won’t make big decisions without you.

One more thing worth saying: every couple of years, it’s worth setting aside some money to reinvest in the property. New amenities, a refresh, something to keep it competitive. This isn’t a set-it-and-forget-it business forever. The properties that perform best long-term are the ones where the owner treats it like the investment it is. We’ll tell you when we think it’s time for any adjustments or upgrades to stay competitive.
